Winter Market Update 2021

The Capricorn Coast’s beauty shines this time of year, with recent whale sightings, why wouldn’t you want to move to the Coast this Winter?


The @ Real Estate team is rugged up and are ready to sell property after property this Winter. We have added up our statistics for the past three months and are ready to update you on the ever-changing property market for this season. 


Due to our industry leading digital marketing, we have been selling more real estate than ever. As such, we are selling properties quicker than we can list them! Natalie Gesler is not only one of our super sales agents but is also the @ Real Estate principal. With experience in residential, rural properties and more, Jodi Schofield completes the @ Real Estate sales agents’ team. For the past three months, we have seen some amazing results come from our team. Natalie currently has a high 80% of her listings that have sold for full list price or more! Jodi continues to also shine with a median sold price of $456,000 and 75% of her listings selling for full list price or more.


We are currently seeing a massive decrease in available properties for sale on the Capricorn Coast, with a 61% decrease over the last 5 years. Even though the low stock levels are occurring on the coast, our team have endless quality buyers waiting in the wing to purchase their dream home. Traditionally 50% of our buyers have been non-locals, however over the past three months, 63% of prospective buyers have been non-locals, the indication for strong buyer demand is clear. With more and more people relocating to our little slice of paradise, we have seen the stock levels for homes decrease, however have had land sales increase by 14%. Between March and May last year, the whole of the Capricorn Coast saw 48 allotments being sold, compared to the same time this year which showed 56.


The shortage of rentals is also very real with many applicants putting themselves forward for the one property. In just a year we have seen the average rental price on the Capricorn Coast go from $410 and increase to $440.


The average days on market quantity for the Capricorn Coast has also had a decrease to only 42 days. However, our team is seeing better results than that with an average of 20 days on the market over the last three months.


With the statistics we have gathered, we are seeing strong indicators that the Capricorn Coast property market will be HOT over Winter 2021.
