Winter Market Update 2022

 

 The sun is shining on the beautiful Capricorn Coast and whale season is in full swing, it’s no wonder so many people are moving to the coast this winter? The @ Real Estate team is rugged up and ready to sell your home. We have reviewed our results over the past 3 months.

Our team has a high of 89% of all sales, have sold for full list price or more and they continue to blaze through the ever-changing property market, with a median sold price of $527,000.

 

There has been a huge decrease in the properties that are available for sale on the Capricorn Coast, with a massive decrease of 63% in stock levels over the last 6 years.  We still have many qualified buyers waiting to secure their dream home. Over the past 3 months 53% of buyers have been non-local an indication of strong buyer demand. With many more buyers relocating to the beautiful Capricorn Coast, in the past 3 months, 31% of our recent sales have been sight unseen purchases.

 

Natalie Gesler had an amazing sale in June. 32 Starfish Drive was sold in just 2 days after being listed to non-local buyers. Selling for $20,000 over the listing price. 63 Rockhampton Road was sold in 2 days after being listed, by sales agent Jodi Schofield. Selling for a massive $50,900 over original list price to out of town buyers.

 

The @ Real Estate sales super stars are excellent results in all aspects of sales with an average of only 15 days on the market across all properties sold between March-May 2022. With the information gathered, we can see a very strong indication that the Capricorn Coast property market will be HOT over winter 2022.

 

There has been a major shortage of rentals on the Capricorn Coast, we have seen in just one year the average rental price increase has gone from $440 to $490 with very limited to no properties available.
